Getting Started; 

To get started: 
Inventory Homes or Preplanned Homes:  With the builder's preferred lender on all inventory homes (specs), on the ground, or planned inventory homes.

The construction fee to remove the house from the market is $15,000. We do not have earnest money in our contracts; these are deposits and are non-refundable,

credited at closing. With this selection, you can choose finishes from our designer. No plan changes are allowed, and upgrades must be selected at the time of the contract.

If the home is already in production, all selections are already chosen. 

From Dirt to Door:  Builder requires a Construction to Permanent loan from a preferred lender*,  construction deposit of 10% of the sales price at contract signing on

all builds from the ground up  (with the Builder's preferred lender). The Builder also requires the buyers to pay for any upgrades at contract signing. 

We currently do not accept reservation fees on lots.

Custom Build designs: Consultations;  Builder requires $2500 down at 1st meeting for estimates and design/ 25% construction deposit.

Closing Cost:  Builder contributes $2,000.00 in closing costs with our preferred lender only and closing office. The Closing office is T. Smith Law Group in Conyers, Ga 30012.

Outside Lender: We collect a non-refundable $25,000* min construction fee on all spec homes & all builds as above. The Builder does not

accept contingencies and will contribute $0.00 towards closing costs using an outside lender. The closing office will be T. Smith Law Group Conyers Ga 30012.
